Terms & Conditions

Weekly Rentals are from Friday after 4.00 pm to Friday before 10.00 am. Short break arrivals are by arrangement.

A deposit of 25% of the total rental is payable at the time of booking, and the balance is due one calendar month before your arrival date. If booking within a month of arrival, the full amount is payable on booking. We accept payment by cheque /cash only.

Once we have received your booking form and deposit we will confirm the booking in writing to you.

Cancellation - We will refund your deposit in full if you have to cancel your booking up to one calendar month before your arrival date. If you have to cancel within a month of your arrival date, the following charges are payable by you if we are unable to re-let the holiday:

4 weeks before arrival - 50% of holiday cost
2 weeks before arrival - 75% of holiday cost
1 week or less before arrival - 100% of holiday cost

A breakages/good housekeeping deposit of £50.00 is payable on arrival (by cheque or cash) and will be refunded at departure (less any breakages or electricity used above £10 per week).

We strongly advise you take out holiday insurance against cancellation and unforeseen circumstances/liability. You could try www.moneysupermarket.com/travelinsurance for quotes.

We ask you to leave the property clean and tidy - we reserve the right to charge for extra cleaning if the property is left excessively dirty or untidy.  Please let us know if something has been broken or damaged during your stay - it is only fair to the next people coming in that we have the opportunity to replace/repair any damage.  All breakages, damage or extra cleaning will be charged for.

Restrictions:

• We regret we do not accept pets
• Children under the age of 8 must be supervised at all times due to the numerous fast-flowing streams around the property
• We ask people only to smoke outside the cottages
• Access to the farm is via a bumpy track which is steep in places - please take special care if driving a low, heavily laden or small car .

Included in the cost of your rental:

• Welcome Tray - Tea, Coffee, Sugar, fresh milk, cake or biscuits
• Bed Linen, duvets and pillows (please bring your own towels)
• Bath mat
• Tea Towels
• Basket of logs for wood burner
• Hot Water
• Central Heating in colder months
• £10 worth of electricity (or pro rata for short breaks) - thereafter at cost by meter reading
• VAT
